E2M Value Added Fund has invested in Boulevard Builders/Llagio Townhomes, L.P., an entity formed to acquire and develop a townhome community on a 5.3 acre tract of land in Dallas, Texas. This residential development will consist of approximately 110 three–story townhomes with proposed floor plans ranging from 1,321 to 2,082 square feet. The site sits at the northern edge of the Vickery Meadow neighborhood, which is experiencing significant redevelopment. A local Dallas development company has acquired over 70 acres of land to the west and north of the site, and is in the process of re–zoning the property to mixed use, residential as well as some office uses. The firm has made this investment to take advantage of the significant activity occurring in this Dallas submarket. E2M believes this infill property located in an area experiencing such revitalization adds diversification to the portfolio.

E2M Value Added Fund has invested in Boulevard Builders/Citta Townhomes, L.P. an entity formed to acquire and develop a 6.2 acre tract in north Dallas. The gated residential development will consist of 110 two and three story town homes. The proposed floor plans range in size from 1,321 to 2,200 square feet and the home prices will range from $249,900 to $369,900. The site is located within walking distance of the Dallas Galleria, a 1.3 million square foot upscale retail, dining and entertainment venue anchored by Macy’s, Saks Fifth Avenue and Nordstrom. E2M invested in this development in order to take advantage of demand for a quality, urban lifestyle at a location characterized by excellent transportation access, and proximity to high–end retail, office and residential developments.
