E2M Value Added Fund has invested in Richmond Hotel Partners, L.P., an entity formed to acquire and redevelop a Radisson Hotel located in Richmond, Virginia. Located in the historic district of the capital city, the hotel is a 16 story fullservice lodging facility containing 230 rooms, 7,700 square feet of meeting space, and a lobby restaurant and lounge. Following renovation, the hotel will be reflagged as a Doubletree Hotel. E2M believes that the implementation of additional marketing strategies, an improved physical product, and the Doubletree brand will improve the hotels position in the Richmond market, increasing the hotels average daily rate and resulting in increased net operating income. The firm believes purchasing this infill property and resolving operational issues create a strong value proposition.
TUCAIRRI Property, L.P.
E2M Value Added Fund has invested in TUCAIRRI Property, L.P., an entity formed to acquire a 5acre tract of land in Tucson, Arizona, one mile north of Tucson International Airport. The partnership will develop a 3story, 124room Residence Inn by Marriott branded hotel on the Property. After completion of construction, the partnership will operate the hotel in accordance with a franchise license agreement with Marriott International, Inc. The partnership intends to sell the hotel at the most opportune time. This property is part of a multiproperty investment in the E2M portfolio. Tucsons job growth has accelerated to a fiveyear high and is currently running at more than double the U.S. pace. E2M believes that the economic growth in Tucson, when coupled with a supplyconstrained hotel market, creates a strong investment opportunity.
