E2M invests in assets and markets where economic fundamentals are driven by demographic forces, such as:
- Job migration and substantial population growth
- The aging population
- Inter-generational transfer of wealth
Problem Resolution
Operational or financial issues represent another important area for investment in situations where:
- The real estate is sound but the operational plan or capital structure is problematic. In such cases, E2M may work with existing operators, assemble its own operating team or depend on the expertise of one or more E2M partners.
Market Advantage
E2M uses timing to its advantage in capturing proprietary market advantage such as:
- Infill or unique real estate assets and properties with high barriers to entry and/or strict regulatory environments.
